Renting a house
Makelaardij Zeeven Zeeven administers houses and apartments for private investors.
These houses are situated in and around the centre of Groningen, for example:
the city centre Zeeheldenbuurt
Coendersborg Oranjebuurt
Rivierenbuurt Korrewegwijk
Herewegbuurt Helpman
• The applicant for a rented house should have a gross minimum income per month of at least € 1750,-. If the applicant wants to live together, we require an income of €2.500,-)
• Phd students can also register if they meet the reequierements mentioned above.
• If the tenancy contract becomes effective, the applicant has to be in possession of an employer’s contract for permanent employment or an employer’s contract for at least one year.
• You are registered after handing in:
– a signed and fully completed form
– a declaration from the employer
– a declaration from the landlord (if applicable)
– a copy of a recent pay slip and
– a copy of your passport/identity card (ID)
• The tenant is not allowed to let a third person stand surety for the conditions.
Registration Form
Gas, water and electricity will be paid directly to the public utility companies. Service charges may be made, for example in the cleaning and lighting of common sections or lifts. If the house is centrally heated, House Agent Zeeven will draw up a contract for the maintenance of the central heating boiler. The costs of this maintenance contract are included in the service costs.
As all e-mails are written in Dutch, please do not hesitate to contact us if any questions arise.
• All written and verbal communication of the renting of a house will be made under the condition that permission will be given by the owner/rightful claimant. If it turns out that no permission has been obtained, the letting will be considered as not being valid and no rights can be derived from any communication on our part towards us or a third party whoever in the widest sense. Any responsibility on our part in this situation is excluded.
• If an agreement for rent is established, House Agent Zeeven will make up a contract as soon as possible. This contract will be read and signed at our office. The first month’s rent and administration costs have to be paid in cash at the same time. Please be aware that you cannot pay by debit card at our office. Administration costs amount to € 450,- TVA included. The tenant must sign a form of proxy for automatic collection of the rent and a date will be agreed for the availability of the house.
Renting accommodation starts from the first day of the month. If this first day is in a weekend, availability will take place the first working day after this weekend.
• The tenancy agreement applies for a minimum period of one year. An earlier ending is only possible after judgement by House Agent Zeeven. If parties obtain an agreement on the premature ending of the tenancy contract, the tenant will owe an indemnity fee of
€ 250 TVA included, to House Agent Zeeven.
• If the contract has been agreed, the landlord or the house agency will sign the contract, a duplicate of which will be sent to you. Upon possession of the property, an inspection report on the state of the house will be drawn up by House Agent Zeeven, a copy of which will be sent to you together with the tenancy contract.
If no reaction is received from your side within six months, we will assume that you have meanwhile succeeded elsewhere.
Prolongation of the registration can be effected only upon your request; in which case no extra costs will be charged. If House Agent Zeeven does not succeed in finding you (within a period of time) suitable living accommodation, your registration costs of € 25 will not be refunded.

PROCEDURES
• Your demand will be dealt with as soon as we have received all required information as mentioned under ‘List of demands for acceptance’. As soon as a suitable house becomes available, which complies with your indicated maximum amount of rent, we will make you, together with other interested parties, an offer by e-mail. We will try to find you a suitable house as soon as possible. However, the demand for houses is greater than the supply, so it is possible that we will not be able to offer you a house at short notice.If no reaction is received from your side within six months, we will assume that you have meanwhile succeeded elsewhere.
